Building Talk Podcast: Smart Gas Leak Detection & LL157 Compliance

ProSentry’s Co-Founder and President, John Rusk, recently sat down with Frank and Bo of Building Talk, a podcast dedicated to building managers in New York City. The appearance was timely, with less than a year before Local Law 157 goes into effect. Passed in 2016, the law requires NYC dwellings to have a gas leak detection device above every gas appliance by May 2025. ProSentry’s smart gas leak detection solution was built to surpass compliance standards before news of the local legislation was even made public - a testament to its future-focused approach to building technology.

In this latest podcast episode, the three discuss the experience of resident managers, including the fears and risks of gas leaks without a smart monitored solution. Rusk explains how ProSentry’s innovative technology optimizes detection and response at the earliest sign of a gas leak - safeguarding the safety and success of the buildings and all those inside.

Bo: “This show is for resident managers. Only a resident manager knows the whole building, and knows it very well. As a resident manager we have that responsibility. You’re the only one who knows how many gas leaks you have per year. The only way to save insurance and save lives is if you sell a solution properly to the board. Life safety is the most important thing in the world. Are they going to spring for it? You have to be a proponent for it. You have to present it as a life and death matter: ‘And this is why board members - because we’ve had X number of gas leaks.’”‍

Frank: “If you record that and you have that in your notebook somewhere with the dates and the times you would go with ammunition.”

‍Bo: “I have it because we use the shift log and building link: ‘Its’ there.’ It is very frightening to me, honestly. A couple of times, I’m like “Oh man, this could have been so much worse if we hadn’t gone in there. If we hadn’t literally “Rip bang the door because that’s where the leak was and our detector was going crazy and we just had to pop the door open and go in.”

‍John: “So much better if you just knew, you didn’t have to go sniffing.”

‍Bo: “You know how much time it takes to find the apartment to go to the apartment that 5% is becoming 7% it’s becoming 8%, 10% and man if it goes more, not only are you endangering one apartment, what the hell happens to the one’s next door? Above, below, everywhere. You know it’s a multiple, multiple, issue and God forbid there was an explosion.’”

‍John: "We ran the numbers. Even if there's less than a one percent chance per year of a gas leak that shuts down your building. The potential loss is so great that even when there's the smallest chance of having a gas leak you don't catch, it makes sense to choose ProSentry.”
